How can I buy property in Budapest, Hungary?

You can buy a property as a private person or a registered in Hungarian company. Hungarian law requires the purchasing process to be clear and transparent. The real estate purchase agreement shall be concluded and countersigned by a lawyer. Application regarding obtaining permission to buy property in Hungary is required for non-EU citizens.


What basic steps should be taken when purchasing residential property from Cordia?

  • Choose the flat you would like to buy
  • After signing the registration agreement and down payment of 6,000 EUR we will remove the apartment from the list of apartments for sale and book it for you
  • Real estate sales and purchase pre-agreement should be signed. 25% of final purchase price should be paid at the time of signing the real estate sales and purchase pre agreement (down payment of 6,000 EUR will be deducted)
  • Purchase Price advance – 15% of the purchase price within 15 days from the date the cellar roof is reported complete
  • Purchase Price advance – 20% of the purchase price within 15 days from the date the building is reported structurally complete
  • Purchase Price advance – 20% of the purchase price within 15 days from the date the building frontage and the roof closure are reported complete
  • Purchase Price advance – 10 % of the purchase price within 15 days from the date the commencement of building covering works is reported
  • Final real estate sales and purchase agreement should be signed. Application regarding obtaining permission to buy property in Hungary should be submitted. This is only required for non-EU citizens. Duration of the process is maximum 90 days
  • 10% of final purchase price should be paid before the apartment handover
  • Handover of the flat


Do I have to be in Budapest personally in order to buy and handover a flat?

You may authorize someone to act with full authority on your behalf and in your name with regard to signing the real estate sales and purchase agreement and transfer of the property into possession by issuing a Power of Attorney. The Power of Attorney has to be notarized according to the notarization practice of the Hungarian jurisdiction.


How do I get possession of the property?

At the time of signing a real estate sales and purchase agreement and paying 25% of the final purchase price your name will be registered on the title sheet of the property as a remark of intention to buy. At the time of paying the rest of the purchase price your name will be registered on the title as the exclusive owner of the property. When buying in a new development the registration will take place after the completion of the project.


What costs and taxes are involved in purchasing a newly built apartment in Hungary?

  • Lawyer’s fee regarding concluding real estate sales and purchase agreement: usually it is 1% of the property purchase price. In case you buy apartment from Cordia there is no fee.
  • Stamp tax: Stamp duty in Hungary depends on value of real estate property, it is required once after the purchase had been registered.
  • Lower than HUF 15M (approx. EUR 49,000) – no duty. Between HUF 15M – 30M (approx. EUR 49,000 – 97,000) – 4% on the amount exceeding 15M. Higher than HUF 30M (approx. EUR 97,000) – 4% on the total price
  • Stamp duty for any other property (cottage, storage, garage, etc.) – 4% on the total price
  • Permission to buy property in Hungary: fee of HUF 50,000/property and lawyers’ costs. This is only required by non-EU citizens.
  • Authorization for taking delivery of correspondence: lawyers’ costs
  • Land registry fee: HUF 6,600/property
  • Notary fee: HUF 1,000/copy of passport
  • If you decide to sell your property in Hungary please note if you sell it within 5 years your income is taxes as follows:
  • 15% of 100% of the calculated amount in the year of acquisition and in the following year,
  • 15% of 90% of the calculated amount in the second year following the year of acquisition,
  • 15% of 60% of the calculated amount in the third year following the year of acquisition,
  • 15% of 30% of the calculated amount in the fourth year following the year of acquisition,
  • 0% of the calculated amount in the fifth year following the year of acquisition and in any subsequent years.
